General information: Fully furnished and equipped two-room apartment (45+16 sqm, built in 2024) in Ober-Olm, including parking space, free electricity, internet, satellite TV, all other utilities, and a fully equipped kitchen, ready to move into immediately. All furniture is as good as new and tastefully coordinated. One highlight is the spacious, level-access walk-in shower with rain shower function. There is an electrically height-adjustable and movable desk, allowing you to choose your preferred workspace individually. The 1.80 × 2.00 meter box spring bed and the rest of the furnishings leave nothing to be desired. The kitchen has been fully equipped with new utensils. Bed linen and towels can also be provided by arrangement. For all further details about the furnishings, please refer to the photos and the remaining description texts (features/other/location). Features: Private Wi-Fi (fiber optic) is available, as is a TV including satellite connection (Astra 19.2). Electricity is also provided free of charge, so no additional contracts are required. Water and heating are likewise included in the price, so there are no further utility costs. The bedroom and bathroom windows have electric shutters. The two living room windows are equipped with electric external venetian blinds, allowing daylight and privacy to be adjusted as desired. A spacious parking space is available. Connections for a wallbox are in place. EnBW 150 kW charging stations are also available in the Rewe parking lot. There is also an outdoor socket for e-bikes. In front of the apartment, there is an approx. 23 sqm outdoor area/light courtyard with decking. The house was built to the KfW40+ standard and is accordingly energy efficient. A separate central residential ventilation system installed for the apartment ensures pleasant indoor air at all times. Location: ZDF can be reached easily by car in just five minutes and also by bicycle. The apartment is located in the new development area of Ober-Olm, in the immediate vicinity (approx. 200 m) of the local shopping center (Rewe including hot food counter, open 8 a.m.–10 p.m., including DHL drop-off point; Aldi; Lohner’s bakery including café; parcel stations). The Ober-Olmer Wald local recreation area (Google rating 4.8), 1 km away, is ideal for jogging, walking/hiking, and cycling. The “Am Beinestein” bus stop is approx. 70 m away. There are also several other bus stops within walking distance with different connections/routes. ImmoScout description of the location: The property is located in a lively area in Ober-Olm. Bus lines 54, 55, and 650 are within walking distance. Several restaurants, two supermarkets, a bakery, and a doctor are nearby.
