DAS ZIMMER
Das Zimmer liegt im 2. Obergeschoss einer frisch renovierten 3-Zimmer-Wohnung und ist 15,69 m² groß. Es wird komplett möbliert übergeben: Bett mit Matratze, Schreibtisch, Stuhl und großer Kleiderschrank – du brauchst nur deinen Koffer. Die Gemeinschaftsküche ist mit einer Spülmaschine ausgestattet, im Bad steht eine Waschmaschine. Das Bad ist hell gefliest und hat Badewanne, Dusche und ein Fenster. Kellerabteil und WLAN mit Flatrate sind inklusive.
DIE LAGE
Die Wohnung liegt in der Ammergaustraße in Oldenburg-Donnerschwee. Die Bushaltestelle Stiftsweg ist drei Gehminuten entfernt, damit bist du schnell an der Uni oder in der Innenstadt. Penny liegt 50 m entfernt, ALDI Nord eine Straße weiter. Zwei Fitnessstudios sind praktisch nebenan: EasyFitness direkt gegenüber, McFit 50 m entfernt. Arztpraxen und eine große Auswahl an Restaurants sind fußläufig erreichbar. Vor dem Haus gibt es Parkplätze zur gemeinschaftlichen Nutzung.
DIE WG
Hier wohnen zwei Frauen, jede mit eigenem Zimmer und eigenem Mietvertrag. Küche und Bad werden gemeinsam genutzt. Die WG ist als Zweck-WG angelegt: Man begegnet sich freundlich im Alltag, lebt aber jede für sich. Gesucht wird eine Mitbewohnerin, Studentin oder berufstätig. Mir als Vermieter ist wichtig, dass ihr respektvoll miteinander umgeht und euch wohlfühlt.
KOSTEN UND EINZUG
Die Miete beträgt 480 € als All-Inclusive-Pauschale: Nebenkosten, Heizung, Strom und Internet (WLAN) sind enthalten. Kaution: 750 €. Einzug ab 01.10.2026. Der Balkon gehört zu einem der anderen Zimmer und ist nicht Teil dieser Vermietung. Für die Bewerbung benötige ich einen Bonitätsnachweis (z. B. SCHUFA). THE ROOM
The room is on the 2nd floor of a freshly renovated 3-room flat and measures 15.69 m². It comes fully furnished: bed with mattress, desk, chair and a large wardrobe – all you need is your suitcase. The shared kitchen has a dishwasher, and there is a washing machine in the bathroom. The bathroom is brightly tiled and has a bathtub, a shower and a window. A cellar compartment and Wi-Fi with flat rate are included.
THE LOCATION
The flat is located on Ammergaustraße in Oldenburg-Donnerschwee. The Stiftsweg bus stop is a three-minute walk away, so you can reach the university or the city centre in no time. Penny is 50 m away, ALDI Nord one street over. Two gyms are practically next door: EasyFitness directly across the street and McFit 50 m away. Medical practices and a wide choice of restaurants are within walking distance. There are shared parking spaces in front of the building.
THE FLATSHARE
Two women live here, each with her own room and her own tenancy agreement. Kitchen and bathroom are shared. This is a practical flatshare: people are friendly in everyday life but largely keep to themselves. We are looking for a female flatmate, student or working professional. As your landlord, what matters to me is that you treat each other with respect and feel at home.
COSTS AND MOVE-IN
The rent is €480 as an all-inclusive flat rate: utilities, heating, electricity and internet (Wi-Fi) are all included. Deposit: €750. Move-in from 1 October 2026. The balcony belongs to one of the other rooms and is not part of this rental. For your application I will need proof of creditworthiness (e.g. SCHUFA).
