Ich suche für mein schönes, ruhiges Zimmer mit Balkon in einer 2er-WG eine/n Nachmieter*in zum 15.10.2026 oder später.

Das Zimmer besticht durch seinen quadratischen Grundriss, seine große Fensterfront, die für eine schöne Helligkeit sorgt, und bietet mit rund 20 Quadratmetern viel Platz. Absolutes Highlight ist der kleine Balkon (ca.1-2 Quadratmeter). Im Sommer kann man so gemütlich draußen sitzen.

Das Zimmer ist Teil einer schönen 4-Zimmer-Wohnung im 4. OG mit Aufzug, die derzeit als 2er-WG genutzt wird. Das Bad mit Dusche und die Küche werden gemeinsam genutzt. Eine Waschmaschine, ein Kellerabteil und ggf. ein anmietbarer Pkw-Stellplatz stehen ebenso zur Verfügung.

Die Wohnung liegt mitten im lebhaften Stadtteil Bilk, unweit von der Bilker Kirche und der Lorettostraße entfernt.

Das Zimmer wird möbliert vermietet. Im Abschlag von 1,500€ sind inbegriffen die Endreinigung des Zimmers (50€) und folgende Möbelstücke, folgende Ausstattung:

Sonstiges:
In naher Zukunft sollte in eine neue Waschmaschine investiert werden. Die Maschine läuft zwar noch gut, ist aber sehr alt. Ich weiß nicht, wie lange diese schon zur Wohnung gehört.

Zu den Nebenkosten zählen Strom (derzeit rund 50€ für beide Personen) und die GEZ-Gebühr.

Besichtigungen können flexibel vereinbart werden.

I am looking for a new tenant for my lovely, quiet room with a balcony in a two-person shared flat, to move in on 15 October 2026 or later.

The room stands out thanks to its square layout and large windows, which let in plenty of natural light, and offers plenty of space at around 20 square metres. The absolute highlight is the small balcony (approx. 1–2 square metres). In summer, you can sit outside in comfort.

The room is part of a lovely 4-room flat on the 4th floor with a lift, which is currently shared by two people. The bathroom with shower and the kitchen are shared. A washing machine, a storage cupboard in the basement and, if required, a car parking space available for rent are also provided.

The flat is situated in the heart of the lively Bilk district, not far from Bilk Church. Supermarkets, chemists, pharmacies, restaurants, gyms and GPs are all within easy walking distance. Lorettostraße, the Rheinturm and the Medienhafen are also just a stone’s throw away.

The room is let fully furnished. The deposit of €1,500 includes the final clean of the room (€50) and the following items of furniture and fittings:

A new washing machine should be purchased in the near future. Although the machine still works well, it is very old. I do not know how long it has been in the flat.

Utility costs include electricity (currently around €50 for both people) and the TV licence fee.
